Following the demolition of an existing care facility, The Village Palms Retirement Village project involved the construction of 33 apartments on the ground floor while the first floor would become a 66 bed hospital with a secure dementia wing.

Our brief was to design, construct and install 120 bathrooms as well as design, prefabricate and deliver cold form steel for a 5600sqm structure covering 3 levels including concrete mid floors. In this instance, the external walls of the bathrooms formed part of the building’s overall structure. Our design solution was for one, and in some cases two of the walls of the bathroom to be load bearing, thereby removing need for duplication of walls.

Capitalising on many benefits of offsite manufacture as well as building a multi-storey structure with cold form steel meant a 38-day reduction on programme was generated and a 13% saving on the entire build cost.

It wasn’t feasible to build a structure like this with timber supporting concrete mid-floors. Furthermore, the ground was poor TC3 land located beside a stream. Immense piling and significant ground remediation would have been required had a conventional construction methodology been used. With cold form steel being only 30% of the weight of timber but approximately twice the structural strength, meaning we were able to build a multi-rise with conventional 90mm steel stud to three levels. This generated dramatic savings not only on the material costs but also on the cost of creating the foundation due to it being a much lighter structure.
